Allergen Reduction Cleaning: The Complete Guide
Most allergens in a commercial building weigh next to nothing. A dust mite faecal pellet is around 10 to 40 microns across; a cat dander particle can be smaller than 2.5 microns; mould spores drift on air currents you cannot feel. That is the whole problem in one sentence. The things that make people sneeze, wheeze and lose concentration are too light to fall and stay put, and too small for a supermarket vacuum to hold on to. We have spent years cleaning offices, surgeries and care homes across Gloucestershire, and the buildings where staff stop complaining about "stuffy air" are never the ones that were tidied harder. They are the ones where the cleaning method was changed to actually capture and remove the particles rather than stir them back into the air.

What allergen reduction cleaning actually means
Ordinary cleaning is judged by eye. Allergen reduction cleaning is judged by what is left in the air and in the soft furnishings after we leave. Those are not the same job. A desk can look spotless while the chair beneath it holds months of shed skin, pollen and dander, and while the carpet tile under your feet is a reservoir of dust mite allergen that a dry brush vacuum simply skims across the top of.
The four allergens we deal with most in commercial premises are dust mite allergen (the proteins Der p 1 and Der f 1, produced by mites living on shed human skin), mould spores from damp or poor ventilation, animal dander walked in on clothing or present in veterinary and some care settings, and pollen, which peaks between March and August and gets tracked in on shoes, coats and open windows. Each behaves differently. Dust mites need humidity above roughly 50 per cent and live deep in fibres. Mould needs a moisture source and will keep coming back until that source is fixed. Pollen is seasonal and largely an entrance-and-ventilation problem. Dander is sticky, clings to fabric and travels further than people expect.
Because they behave differently, chasing them with one blanket routine does not work. The method below is built around how each allergen actually gets into a building and where it settles.
Where the allergens hide in a commercial building
We survey premises before quoting for allergen work, and the hotspots are remarkably consistent from one site to the next.
Carpet and carpet tiles. This is the single largest reservoir. Fibres trap skin flakes, and skin flakes feed mites. In a busy Gloucester call centre we measured the difference: the walkways looked worn but were relatively low in allergen because feet constantly disturbed them, while the quiet zones under fixed desks held far more. Dry vacuuming with a domestic machine lifted maybe the top layer and blew a fine haze of the rest straight back out of the exhaust.
Upholstered chairs and soft seating. Task chairs, reception sofas and fabric meeting-room seats collect dander and dust and release it every time someone sits down. Fabric partition screens do the same at head height, which is exactly the wrong height.
Ventilation and the tops of things. Extract grilles, ceiling vents, the tops of cupboards, cable trays, light fittings and window heads accumulate a felt of settled dust. Every time the heating or cooling cycles, some of it lifts. Buildings that feel worse first thing on a Monday, after the system has run over the weekend with nobody in, usually have dirty high-level surfaces and ductwork.
Damp corners. Window reveals with condensation, the wall behind a leaking radiator valve, the void above a suspended ceiling near a roof leak, the sealant around a kitchen or washroom. These are where mould establishes, and no amount of surface wiping fixes it while the moisture stays.
Entrances. Every allergen that gets tracked in arrives through the door. A short or missing barrier mat means pollen and outdoor dust go straight onto the internal floors, then get redistributed everywhere by foot traffic.
The method that genuinely lowers allergen load
Reducing allergens is about capture and removal, not disturbance. Here is the sequence we use, and why each step is in the order it is.
Work top to bottom, always. High-level dust removal comes first because anything we disturb up high needs to land on floors that have not yet been cleaned. We use damp microfibre and extendable tools on grilles, vents, cabinet tops and fittings so dust is trapped on the cloth rather than flicked into the air. Dry feather dusters are banned on allergen jobs for exactly this reason.
HEPA vacuuming, not ordinary vacuuming. A true HEPA filter captures 99.97 per cent of particles at 0.3 microns, which is the awkward size range that includes mite allergen fragments and fine dander. The point is not marketing; it is that the exhaust air coming out of the machine is clean, so we are removing particles from the room rather than filtering the big bits and aerosolising the small ones. We vacuum slowly, in overlapping passes, and we do the quiet zones under and behind furniture that a quick clean skips.
Hot water extraction on carpets and soft furnishings. Periodically, vacuuming is not enough and the reservoir has to be flushed. Hot water extraction injects heated water and draws it straight back out with the loosened soil, mite allergen and embedded debris. Done at the right moisture level with proper air movers behind it, carpets are dry and back in use quickly, which matters because leaving them damp would trade a dust mite problem for a mould one. Upholstery and fabric screens. Chairs and partitions get vacuumed with an upholstery HEPA tool and, on a longer cycle, low-moisture extraction matched to the fabric so we do not shrink or mark it. This is routinely the most under-cleaned category and the one that produces the biggest "the air feels different" reaction from staff afterwards.
Fix the damp, then treat the mould. We will not paint over a mould problem and call it done. We identify the moisture source, coordinate on getting it fixed, remediate the affected area, and use dehumidification to bring surfaces properly dry. Mould that returns within weeks is mould where the water was never dealt with.
Choose products that do not create a new problem. Heavily fragranced cleaners can be a trigger in their own right for people with asthma or chemical sensitivity. We favour low-odour, low-residue products so we are removing irritants rather than swapping one for another.
Measuring the result and getting the frequency right
The reason allergen work either succeeds or quietly fails is frequency. Allergens rebuild continuously because the source, shed human skin, walks in every morning. A brilliant one-off deep clean followed by light dry dusting will drift back to where it started within a couple of months.
A sensible baseline for a typical office looks like this. Daily or per-visit: HEPA vacuum all soft floors, damp-wipe high-touch points, empty bins to stop organic matter accumulating. Weekly: high-level dusting on a rotating zone basis so the whole building is covered each month, plus attention to vents and grilles. Quarterly: HEPA vacuum of upholstery and fabric screens, deeper attention to edges and voids. Twice yearly to quarterly depending on footfall: hot water extraction of carpets and periodic soft-furnishing extraction. Seasonally, we lift entrance matting and pollen control in spring and summer, and prioritise ventilation and moisture in the damp autumn and winter months.
You do not have to take improvement on faith either. The honest, low-cost measure is symptom tracking: ask staff, informally, whether the sneezing, the itchy eyes and the "heavy air" have eased four to six weeks in. Buildings that need more than the standard approach
Some premises carry a higher allergen risk or a lower tolerance for it, and the method scales up accordingly. Older buildings with tired ventilation hold more dust in their ductwork and benefit from filter upgrades and duct attention. Care settings combine vulnerable residents with heavy soft furnishings, so the soft-furnishing cycle tightens; our care home cleaning work leans hard on that. Does professional cleaning really reduce allergens, or just move dust around?
It genuinely reduces them, but only when the method is built for capture. The difference between reduction and redistribution is the equipment and the sequence: true HEPA filtration holds the fine particles instead of blowing them out of the exhaust, working top to bottom means disturbed dust lands on floors we clean afterwards, and hot water extraction physically removes the reservoir from carpets rather than skimming the surface.
