How Commercial Cleaning Affects Your Energy Bills

Most people never connect the cleaning contract with the energy bill, but the two are wired together more tightly than you would think. A commercial clean touches lighting, heating, hot water, plant rooms and the fabric of the building itself, and how a cleaning team behaves through those areas at 6am or 9pm quietly shifts the meter reading. Where a cleaning shift burns energy

Start with the obvious culprit: lighting. On an out-of-hours contract the cleaner is often the only person in a 2,000 square metre building, yet the default habit is to flick every bank of lights on at the front door and off at the end. A typical open-plan floor might carry 60 to 80 light fittings. Leaving all of them running for a three-hour clean, across five floors, five nights a week, is a genuinely daft amount of electricity for a job that moves through one area at a time.

Then there is hot water. Mopping, decanting buckets, rinsing microfibre and charging up auto-scrubbers all pull from the hot supply if nobody thinks about it. Filling a 15-litre bucket from a hot tap several times a shift, in a building where the boiler or immersion has fired specially to serve you, adds up fast. Cold water and the right chemistry do the same job on most hard floors.

Equipment is the third draw. An old upright vacuum rated at 1,200 watts, run for two hours a night, is not a rounding error over a year. Neither is a mains pressure washer left idling, nor a carpet extractor with its heater switched on out of habit when the job did not need heat. None of these are dramatic on their own. Together, across a portfolio of sites, they are the difference between a lean operation and a wasteful one.

The last and least visible draw is the building working around you. Doors propped open while you carry kit in and out bleed heat straight into a Gloucestershire winter. Heating and ventilation systems that fire up because a cleaner triggered an occupancy sensor at 2am waste energy that has nothing to do with cleaning at all.

Lighting discipline: the fastest saving on any contract

This is the single change that pays back with no capital cost, so we start here on every site. The rule we train into teams is simple: light the zone you are standing in, then kill it behind you. On a floor split into four quadrants, that means one quadrant lit at a time rather than four. Nobody cleans in the dark and nobody trips over a bin, but the load drops by roughly three quarters for the lighting portion of the shift.

Where a building has been fitted with presence detection and daylight dimming, the cleaning team needs to work with it rather than defeat it. We have walked into sites where a previous contractor had taped over PIR sensors so the lights stayed on permanently, which throws away the entire point of the system the landlord paid to install. Part of a serious commercial cleaning spec is respecting the controls that are already there.

Timing helps too. Where security and access allow, an early evening clean in summer runs largely on daylight, especially in buildings with decent glazing. You will not always get that slot, but when the choice exists between a 6pm start in June and a 10pm start, the earlier one is greener and usually cheaper to staff.

Machines, water and heat: getting more clean per kilowatt

Maintenance quietly protects all of this. A vacuum with a clogged filter or a full bag pulls harder and runs longer to do the same job. A scrubber with worn pads drags. Descaling a steam machine keeps its element efficient. People forget that heating water is one of the most energy-intensive things a building does. Every litre you avoid heating is a small saving, and cleaning gets through a lot of water. Accurate dilution means less product, less water and less energy pumping and heating that water.

There is embodied energy in the products too. A 750ml trigger bottle of ready-to-use spray is mostly water that was manufactured, bottled and driven across the country. A concentrate that a cleaner dilutes on site ships a tenth of the weight for the same number of cleans, which cuts the fuel in the supply chain before a drop is ever sprayed. It is a small per-bottle difference that becomes significant across a fleet of vans servicing dozens of Gloucestershire sites.

None of this means cutting corners on hygiene. Where systems allow a cleaning or setback mode, using it keeps the plant from spinning up unnecessarily. Simple discipline, like not propping fire doors and external doors open longer than a task needs, stops conditioned air pouring out into the car park.
