Cleaning for Engineering Offices: CAD Floors, ESD Benches and Workshops
An engineering firm is really three buildings pretending to be one. There is the office half, full of screens and coffee cups. There is the design and CAD floor, where the machines are worth more than the desks they sit on. And there is the practical end: the workshop, the test bay, the calibration room where a fingerprint on the wrong surface actually matters. Why engineering premises break the standard office cleaning model
Walk into a typical accountancy office and the cleaning brief is simple: desks, bins, kitchen, toilets, carpets, glass. Walk into an engineering firm and within twenty metres you hit a CAD suite pushing out real heat, a plotter that has flung fine paper dust across a whole corner, and a door with a sign that says do not enter without checking with the lab. The environments have completely different rules and they sit right next to each other.
The heat is the first thing people underestimate. A design floor running high-spec workstations and multiple large monitors per desk generates serious warmth, and warm air moves dust around constantly. Skimp on the dusting frequency and you get a grey film building on monitor bezels and vents within a fortnight. Those vents matter, because a workstation that runs hot throttles, and a throttling machine mid-render is an engineer losing an afternoon. Cleaning here is not cosmetic. It keeps the kit running.
Then there is the material contamination problem. Swarf from a workshop, fine particulate from a grinding operation, coolant mist, solder flux residue, paper dust from a large-format plotter. Every one of these travels further than the client thinks, usually on the soles of shoes and on trolley wheels, and every one behaves differently. You do not clean metal swarf the way you clean paper dust, and you certainly do not run the same mop head from the workshop into the office. Cross-contamination between zones is the single biggest thing a cleaner can get wrong in an engineering building.
The CAD and design floor: cleaning around equipment that costs more than the room
The design floor is where engineers spend most of their day, and it is the area where a careless clean does the most damage. Our rule is simple. We clean up to the equipment, around it, and the surfaces of it that the manufacturer says are safe to touch. We do not spray anything near a machine, ever. A cloth is dampened away from the desk and brought over. Screen cleaner goes on the cloth, not the screen, and never a household glass spray full of ammonia that will haze an anti-glare coating within a month.
Keyboards and mice on a shared CAD floor are a genuine hygiene point, not a nicety. These are input devices that dozens of hands touch, and engineers eat at their desks more than most office workers because they are mid-task and do not want to lose their place. We wipe them with a barely-damp cloth and an appropriate sanitiser, keys and all, without drowning them. The cable runs under and behind these desks are dense and often taped down for a reason, so we vacuum around them with a soft brush head rather than dragging an upright through and hooking a lead.
Large-format printers and plotters get their own attention. The area around a plotter accumulates a surprising amount of fine paper dust and offcut trim, and if you let it build it ends up airborne every time the machine cycles. We clear the floor zone around it, empty the offcut bins, and wipe the immediate surfaces without going anywhere near the media path or the internal rollers, which is the client's job, not ours. Knowing where our responsibility stops is part of doing this well.
Physical drawings and printed reference material are still everywhere in engineering, whatever the paperless promise said. Plan chests, pinned-up drawings, spec sheets left open on a desk. We do not tidy, move or bin anything that looks like a working document. A drawing left on a desk overnight is left exactly where it is. ESD, static and the electronics bench
If the firm does any electronics assembly, repair or test, there will be an ESD-protected area, and it changes how you clean completely. Static-sensitive components can be damaged by a discharge you cannot even feel, so the last thing that area needs is a cleaner dragging a standard synthetic-fibre mop or a dry duster across the bench and building up a charge.
On an ESD bench we use anti-static cleaning products and materials that will not generate a charge, we leave the dissipative mats exactly as they are, and we never disconnect or move a wrist-strap point or a bonding lead. Those mats are part of a grounded system. Rolling one up to clean under it, and putting it back wrong, defeats the whole thing. We clean the surface gently and leave the setup intact. If a mat genuinely needs lifting, that is a conversation with the client's technical staff, not a decision a cleaner makes on the night.

The workshop and test bay: a different discipline entirely
Cross the line into the workshop and you are into what is effectively light industrial work. The floors take a different beating, the contaminants are heavier, and the safety picture is completely different from the office. Swarf, coolant, oil spots, machining fluid, dust from cutting and finishing. This is not carpet-and-bin territory, and it is closer to our industrial cleaning discipline than to a standard office round.
Swarf management is the daily reality. Metal turnings are sharp, they get trodden everywhere, and they will shred a standard vacuum and slice an unlucky hand. We sweep and collect it with the right kit and we keep it separate from general waste, because depending on the material it may be recycled or need specific disposal. Fine particulate from grinding is worse because it is airborne and it settles on every horizontal surface including the ones you cannot see until the light catches them.
Floors in the workshop are often sealed concrete or an epoxy resin coating, and they need cleaning in a way that lifts oil and coolant film without leaving the surface slick. A poorly rinsed floor cleaner on a resin floor is a slip risk on a shop floor where people carry heavy things, so we get the dilution and the rinse right and we do not leave standing water near electrical equipment or three-phase supply points. Degreasing a machining area is a specific job with specific products, not a splash of the same solution we used in the kitchen.
We also work strictly inside the marked zones. Engineering workshops use floor markings and hazard lines for a reason, and machine guards, lockout points and safety signage are never obstructed, moved or leaned against. If a machine is tagged out, we clean around it and leave the tag. Our people are briefed on reading a workshop before they touch anything in it.
Building the schedule around engineers who never quite stop
The scheduling problem in engineering firms is that the work does not fit neat hours. A design team chasing a tender deadline will be at their desks until midnight. A test running overnight cannot be interrupted. A calibration room may be temperature-controlled and off-limits during a measurement. You cannot just send a crew in at 6pm and expect a clear run, so the schedule has to be built with the client, zone by zone.
In practice we split the building. The office, kitchens, welfare areas and toilets get a daily clean on a predictable evening slot, because those are the areas that affect staff morale and basic hygiene most directly, and they can be done without interfering with technical work. That side is standard, high-quality office cleaning and it runs like clockwork.
The technical zones get a frequency that suits the area and the access reality. The CAD floor might be a detailed clean twice a week around the teams that are in. The workshop floor might be a heavy weekly plus daily swarf and bin control. The lab or calibration room is done by arrangement, sometimes only when a measurement window is clear, and sometimes with a technician present. Periodic work such as high-level dusting, window cleaning, floor treatment and a full deep clean is planned into quieter weeks rather than sprung on a team mid-deadline.
