Commercial Mould Prevention: Stopping Damp Before It Spreads

Mould does not announce itself. It starts as a faint musty note in a stairwell, a slightly damp patch behind a filing cabinet, a dark speckle in the grout of a staff kitchen. By the time someone actually reports it, the colony has usually been quietly feeding on plasterboard or sealant for weeks. We have opened up more than a few Gloucestershire office walls to find the back of the plasterboard black with growth while the painted face looked perfectly fine. That gap between when mould starts and when anyone notices is exactly where commercial mould prevention lives, and it is almost entirely about controlling water.

This is a practical guide to keeping mould out of a commercial building: where it actually takes hold, the humidity numbers that matter, the seasonal weak points we see across Gloucestershire, and what to do the day you find a patch. No scare tactics, just what works.

Why commercial buildings grow mould faster than homes

Mould needs four things: spores (always present in the air), a temperature between roughly 5 and 35 degrees, an organic food source, and moisture. You cannot remove the first three from a working building. Spores drift in every time a door opens, room temperature suits them fine, and the food source is everywhere, because plasterboard paper, wallpaper paste, MDF, carpet backing, ceiling tiles and the dust sitting on a cold pipe are all edible. That leaves moisture as the only lever you actually control. Take the water away and mould simply cannot establish, no matter how many spores land.

Commercial premises hand mould that water more readily than a house does. Buildings sit empty over weekends and holidays with the heating dialled right down, so surfaces cool and hold condensation for 60-plus hours with nobody to notice. Large open floor plates create dead corners where air never moves. Suspended ceilings hide leaks for months. Flat roofs, common on units and retail, pond water and fail at the joints. And the people using the space, staff, customers, patients, gym members, all breathe moisture into the air, roughly 40 grams an hour each just sitting still. Pack 30 people into a poorly ventilated meeting room and the humidity climbs fast.

The single most useful number to hold onto is relative humidity. Below 60% at the surface, mould struggles. Sit consistently above 70% and germination can begin in 24 to 48 hours on a receptive material. Everything below is really about keeping surfaces under that threshold.

The moisture sources we actually find

When we investigate a mould complaint, the cause almost always falls into one of five buckets, and it is worth knowing them because the fix is completely different in each case.

Slow leaks. A weeping compression fitting under a sink, a radiator valve that drips a few millilitres an hour, a failed seal on a flat roof outlet. None of these floods anything. They just keep one patch permanently damp, which is precisely what mould wants. These are the jobs where a moisture meter earns its keep, because the visible symptom is often a metre away from the actual leak, following the path of the timber or the plasterboard.

Cold-bridge condensation. Steel lintels, concrete columns, single-glazed windows, uninsulated pipework and the reveals around old windows all run colder than the surrounding wall. Warm indoor air hits that cold surface, gives up its moisture, and you get a neat line of black mould that traces the steelwork or frames a window perfectly. The building is not leaking. The structure is just cold in one spot.

Poor ventilation. Shower blocks, changing rooms, commercial kitchens, cleaners' cupboards and internal toilets generate a lot of moisture and often have an extractor fan that either does not work or was never ducted properly. The moist air has nowhere to go, so it settles on the nearest cool surface. We see this constantly in gyms and hospitality, which is why moisture control features heavily whenever we quote gym cleaning contracts or restaurant work.

Building envelope failures. Blocked gutters overflowing down a wall, cracked render letting rain track in, failed pointing, ground levels bridging the damp-proof course. These are trades jobs rather than cleaning jobs, but spotting them early stops a recurring internal mould problem that no amount of wiping will fix.

Trapped construction or flood moisture. After a burst pipe, a builders' project or a flood, the water that soaked into plaster and screed can take weeks to dry. Redecorate too soon and you seal moisture behind the paint, and the mould appears a month later. This is why a proper builders clean and full drying come before any snagging or decoration.

The Gloucestershire calendar: when the risk spikes

Mould risk is seasonal, and knowing when the pressure comes lets you get ahead of it. Autumn is the worst period we deal with. The heating goes back on, external temperatures drop, and the difference between warm humid indoor air and cold surfaces is at its sharpest, which is the perfect recipe for condensation. From late September we start getting the calls.

The Christmas and New Year shutdown is the second danger window. Buildings sit closed and unheated for a fortnight, surfaces cool right down, and any latent damp goes to work uninterrupted. We often walk into premises in early January to find mould that simply was not there before the break. Leaving the heating ticking over at 12 to 15 degrees during a long closure costs a fraction of the remediation it prevents.

Spring, after a wet Gloucestershire winter, is when envelope problems show. Saturated walls that have been damp for months finally reveal internal growth. And through summer, air conditioning becomes the culprit: blocked condensate drains overflow into ceiling voids, and cold ductwork sweats. The lesson is that there is no off-season, only shifting causes, so an effective programme checks different things at different times of year.

Building a prevention routine that holds

Prevention is not one heroic deep clean. It is a set of small, boring, repeated checks that stop water pooling anywhere long enough to matter. The routine that works for our clients breaks into three rhythms.

Weekly, as part of the regular clean. Wipe down and dry cold surfaces that attract condensation: window reveals, tiled splashbacks, the cold wall behind a WC cistern. Check that extractor fans in wet areas actually pull (hold a tissue to the grille, it should stick). Look under sinks and behind appliances for the start of a drip. Keep an eye on the corners of rooms that never get sun. Catching a damp patch at this stage means a wipe and a note, not a remediation job. This kind of vigilance is something we build into every commercial cleaning schedule rather than treating it as a separate service.

Monthly. Clear extractor grilles and AC vents of dust, because a clogged fan moves almost no air. Check air conditioning condensate trays and drain lines. Inspect any suspended-ceiling void above kitchens, plant rooms and toilets by lifting a tile and looking. Read the humidity: a cheap hygrometer in problem rooms tells you instantly whether you are winning. Aim to keep occupied spaces between 40% and 60% relative humidity.

Seasonally, especially before autumn and before a long shutdown. Clear gutters and downpipes. Check the flat roof and its outlets. Bleed and check radiators so the whole space heats evenly, since cold rooms are condensation rooms. Service ventilation and AC. Set the heating to hold a minimum background temperature over closures. Where a space is stubbornly damp, a commercial dehumidifier holding humidity down does more than any spray.

None of this is glamorous, but it is the difference between a building that never grows mould and one that fights it every winter.

What to do the day you find a patch

Finding mould is not a disaster if you respond properly. The mistake we see most is someone grabbing a bottle of bleach and wiping the surface. On non-porous tiles or glass that is fine, but on porous plasterboard, plaster, wood or sealant, bleach mostly discolours the surface growth while the roots stay put, and the water in the bleach can even feed what is left. Within weeks it is back.

The correct sequence is simple. First, find and fix the water. A cleaned patch over an unfixed leak will always return, so the source has to go before anything else. Second, judge the scale. A small patch under roughly a square metre on a hard, non-porous surface can usually be cleaned in-house with the right product, gloves, an FFP3 mask and good ventilation, disturbing it as little as possible so you do not fling spores around the room. Third, treat anything larger, anything on porous material, or anything in a healthcare, food or care setting as a professional job. Contaminated plasterboard, ceiling tiles and insulation generally cannot be salvaged and need controlled removal, and heightened settings need proper containment so spores do not travel through the building.

Serious mould work belongs alongside a proper deep cleaning approach: containment sheeting, negative-pressure HEPA extraction to stop spores spreading, removal of unsalvageable materials, HEPA vacuuming and antimicrobial treatment of what stays, then thorough drying before anything is closed back up or redecorated. Skip the drying and you are simply scheduling the next outbreak. When is mould a job for professionals rather than in-house staff?

Handle it in-house only if the patch is small, under roughly a square metre, on a hard non-porous surface, and the water source is obvious and fixable. Can mould make my staff ill?
