Commercial Pressure Washing: A Practical Guide for Business Premises
Walk up to any commercial building and the first thing your eye lands on is the ground and the walls, not the reception desk. A forecourt streaked with black tyre rubber, a service yard with a green film of algae creeping across the slabs, render that has gone the colour of a wet pavement. We clean these surfaces across Gloucestershire week in, week out, and the honest truth is that most of them were never dirty in the way people assume. They are coated. Diesel soot, brake dust, tree sap, pigeon mess and living organisms have bonded to the surface over years, and no amount of sweeping or hosing shifts it. That is the job commercial pressure washing actually does, and this guide walks through how we approach it, surface by surface, so you know what you are paying for and what a good result looks like.
What commercial pressure washing really removes
People picture a jet of water blasting away mud. Mud is the easy part. The stubborn stuff is chemically or biologically attached. Take a typical trade counter forecourt: the dark patches near the doors are not shadows, they are compacted carbon from engine exhausts mixed with rubber deposited every time a van pulls away. The greenish tinge on the shaded north side of a building is algae, and where you see black spotting on render it is usually a fungal growth feeding on the algae underneath. On paving you get moss with a genuine root structure working into the joints, lifting slabs over time.
Each of these needs a different response. Hot water at 60 to 80 degrees breaks down oils and grease far better than cold, which is why a proper commercial rig runs a heater and a domestic patio washer never will. Biological growth responds best to a biocide dwell before the water even touches it, so the treatment kills the organism at the root rather than just knocking the top layer off to regrow in six weeks. Ingrained carbon on a forecourt often wants a degreaser and a rotary surface cleaner rather than a pencil jet, which would leave stripes. Knowing which problem you are looking at is most of the skill. The machine is just the muscle.
Matching pressure and technique to the surface
The single biggest mistake we get called out to correct is damage from someone using too much pressure on the wrong material. A pressure washer will happily carve furrows into soft sandstone, blow the face off weathered brick, strip the protective laitance from concrete and leave permanent stripes across block paving. More power is not better. Control is better.
Block paving is a good example. Hit it with a 3,000 psi pencil jet and you will fire the jointing sand out, etch tram lines into every block and end up with a surface that looks worse and now needs re-sanding. We use a flat rotary surface cleaner that spreads the force evenly and keeps the lance at a consistent height, then re-sand the joints with kiln-dried sand and, where the client wants it, a jointing stabiliser to slow the moss coming back. Imprinted or patterned concrete needs an even gentler touch and usually a re-seal afterwards, because the washing takes the old sealant with it and bare imprinted concrete stains fast.
Render and cladding are their own discipline. Modern silicone renders and coated cladding panels do not want a battering at all. We often drop to a soft wash approach here: a low-pressure application of a cleaning solution, a dwell, then a gentle rinse. It is slower and it looks less dramatic while it is happening, but it lifts the algae and black spotting without driving water behind the render or cracking a seal. This is where general commercial cleaning experience matters, because the person on the lance has to read the building and not just reach for maximum pressure.
The surfaces we clean most often
Across our commercial contracts, a handful of jobs come up again and again, and each has its own quirks.
- Forecourts and trade counters. Oil drips, tyre rubber and general grime near the doors. Degreaser, hot water and a surface cleaner. The transformation on the customer-facing entrance is the bit that gets noticed.
- Car parks and access roads. Large areas where speed matters. Ride-on or wide rotary heads, plus spot treatment of oil stains under regular parking bays. We also clear the gullies while we are there, because a washed car park draining into a blocked gully just moves the problem.
- Loading bays and service yards. The dirtiest areas on most sites, with grease, spillage residue and heavy soiling. Often tied in with wider industrial cleaning work where hygiene and slip safety both matter.
- Bin and waste stores. Biological soiling, leachate staining and the smell that comes with it. Hot water plus a sanitising agent, and it needs doing on a schedule, not once.
- Footpaths, entrances and steps. Where slip risk is highest. Algae on a shaded step is a genuine hazard, and a treated, cleaned path holds its finish far longer.
- Building elevations, signage and canopies. The soft wash territory. Restoring the actual colour of a tired frontage without a repaint.
Why it is a safety and maintenance issue, not just appearance
It is tempting to file pressure washing under presentation, and yes, a clean frontage does say something about how a business runs itself. But the stronger argument is usually risk and cost. Algae and moss on a walkway are slippery, and a slip on a business premises is a liability claim waiting to happen. Under health and safety duties you are expected to manage foreseeable risks, and a pedestrian route that turns into a skid pan every time it rains is exactly that. A cleaned and biocide-treated path is a documented, sensible control.
Then there is the fabric of the building. Moss holds water against paving and works its roots into the joints, so slabs lift and trip hazards form. Algae and lichen on render trap moisture against the surface and accelerate breakdown of the coating. Blocked, debris-choked gullies back water up against walls and door thresholds, and water ingress is one of the most expensive problems a commercial building can develop. Clearing all of that on a planned cycle is far cheaper than replacing block paving, re-rendering an elevation or chasing a damp problem two years later. We usually frame it to clients the same way we frame planned deep cleaning: a modest recurring cost that heads off a large irregular one.
Doing it responsibly: water, chemicals and the drain
Here is the part a lot of operators skip and a lot of buyers never ask about. When you pressure wash a forecourt, the run-off is not clean water. It carries oil, diesel residue, detergent and whatever biocide was used. If that goes straight into a surface water drain it ends up in a watercourse, and that is a pollution offence. The rules under the environmental permitting regime are clear that contaminated wash water should not enter surface water drains, and a business can be held responsible for what happens on its own site.
Doing it properly means knowing which drains on a site are foul and which are surface water, controlling where the run-off goes, using biodegradable products where possible, and on the dirtier jobs bunding the area and capturing the water for correct disposal. It is less glamorous than the cleaning itself and it is the first thing we plan on a heavily soiled forecourt or a service yard. When you are appointing a contractor, ask them directly how they handle run-off. If they look blank, that tells you something. We would rather explain our method to you than have you find out the site was polluted after the fact.
Frequency, scheduling and keeping the disruption low
How often you need it depends entirely on the surface and its exposure. A shaded north-facing walkway under trees will green up within a year and wants an annual treatment plus a mid-year check. A busy forecourt might need the entrance zone twice a year and the wider area annually. A bin store needs a regular sanitising clean, quarterly at least on most sites, monthly on food premises. A car park can often go on an eighteen-month to two-year cycle with spot treatment of new oil stains in between. Rather than sell everyone the same package, we walk the site, grade each area and build a schedule around it.
Timing matters as much as frequency. Nobody wants a screaming petrol machine and a wet forecourt during trading hours, so we run most commercial pressure washing early morning, evening or at weekends, and we fence and sign wet areas while they dry. Soft materials like sandstone, weathered brick, silicone render and coated cladding need low pressure or a soft wash chemical approach, not a high-pressure jet.
