Green Cleaning Products: Are They Really Effective?
Every few weeks a facilities manager asks us some version of the same question: if we switch to green cleaning products, are the floors going to look worse? It is a fair worry. Most people remember the eco-friendly cleaners of fifteen years ago that smelled of nothing, foamed like water and left a film on the glass. We remember them too. The honest answer, based on cleaning offices, surgeries and warehouses across Gloucestershire day in and day out, is that the good ones now match conventional products on the jobs that make up roughly 90 per cent of a commercial contract, and fall short on a handful of specific tasks where you need to know the workaround. This article is about which is which, and how we tell the difference on site rather than from a label.
What "green" actually changes in the bottle
A conventional multi-surface cleaner does its work through a mix of surfactants, solvents, builders and sometimes a splash of ammonia or chlorine. A green equivalent swaps the petroleum-derived surfactants for ones made from coconut or sugar (you will see decyl glucoside and lauryl glucoside on the ingredients list), drops the aggressive solvents, and relies more on the mechanical side of cleaning. That last point matters more than the marketing does. A plant-based surfactant lifts grease and soil perfectly well, but it often needs 30 to 60 seconds of dwell time to do it, where a solvent-heavy product cuts through on contact.
So the product has not got weaker. The technique has changed. When a cleaner sprays, wipes and moves on in one motion, a green product underperforms and everyone blames the bottle. When the same cleaner sprays, lets it sit while they do the next desk, then wipes, the result is indistinguishable from the old stuff. We retrained our teams around dwell time before we changed a single product, and complaints about "the new cleaner not working" disappeared almost overnight.
The other real change is what is missing: fewer volatile organic compounds, no chlorine bleach fumes, and far milder fragrance. In an open-plan office that gets serviced at 6am before staff arrive, that used to mean people walking into a wall of pine or citrus at 8am. Now they walk into a room that smells of very little, which is what a genuinely clean room should smell like.
Where green products genuinely match or beat conventional ones
On the bread-and-butter tasks of a commercial contract, modern green formulations are not a compromise. These are the jobs we now do exclusively with plant-based products and have never looked back:
- General surface cleaning of desks, worktops, reception counters and meeting tables. Light soil, coffee rings, biro marks and food residue all come off with a green all-purpose spray and a microfibre cloth.
- Glass and mirrors. This one surprises people. A green glass cleaner using a plant-based alcohol evaporates cleanly and leaves no streak, provided you finish with a dry buff. We clean full glass partition walls this way every night.
- Washroom surfaces and taps. Daily washroom cleaning, the wiping and the descaling of limescale on taps, works fine with citric-acid-based products, which are green almost by definition.
- Hard floor mopping. Neutral pH plant-based floor cleaners lift daily soil without stripping the finish, and because they rinse cleaner they leave less of the sticky residue that makes floors re-soil faster.
- Microfibre-led cleaning. Pair any decent green product with a good microfibre system and you remove a large share of surface bacteria through the cloth structure alone, using less chemical to do it.
For the typical office, that list is the overwhelming majority of the work. When we quote a standard office cleaning contract, we now assume a green product range as the default and only flag the exceptions. It is rarely the exceptions that lose a client a good-looking building.
Where they struggle, and what we actually do about it
Being straight about the limits is the only way to be trusted on the strengths. There are jobs where a naive green swap will let you down, and each one has a sensible answer that keeps the environmental benefit for the other 90 per cent of the work.
Heavy baked-on grease. A commercial kitchen extract canopy, a fryer surround or an oven interior carrying months of carbonised fat is beyond a plant-based degreaser used cold. Here we reach for a stronger caustic degreaser or, better, a steam system that uses heat and water rather than chemistry. This is exactly why we treat restaurant kitchen cleaning as its own discipline rather than pretending one gentle spray covers everything.
Disinfection to a defined standard. "Clean" and "disinfected" are not the same thing, and this trips up a lot of green marketing. If a surgery or care home needs a surface proven to kill a specific organism, the product has to carry a test result to the relevant European standard, typically EN 1276 for bactericidal activity or EN 14476 for viruses. A growing number of green disinfectants, including those based on stabilised hydrogen peroxide, now hold exactly those certifications. The point is you verify the certificate, you do not assume it from the word "eco" on the front. We keep the test data for every disinfectant we deploy in a healthcare setting.
Stubborn organic stains. Old coffee in a carpet, ink, or set-in food dye can defeat a general green cleaner on a single pass. Enzyme-based products, which are inherently green because they use biological action, deal with most of these given dwell time. For the rest we escalate to a targeted spotting treatment during a deep cleaning visit rather than scrubbing a daily cleaner into the pile.
Very hard water scale. Thick limescale on washroom fittings in a hard water area needs an acidic descaler. Citric and lactic acid handle daily build-up, but a neglected showerhead or urinal may need a stronger acid for the first restorative clean, after which the green product holds the line.
How we prove a product works before it touches a client's building
We do not take a manufacturer's word, and neither should you. Our test for any new product is deliberately unglamorous. First, we look for independent certification rather than self-declared claims: EU Ecolabel or Nordic Swan on the environmental side, and the relevant EN kill-test on any disinfectant. A logo the manufacturer invented themselves counts for nothing.
Second, we run a two-week side-by-side trial in a real building, not a lab. We put the green product on one floor and the incumbent on an identical floor, brief both teams the same way including dwell time, and then walk both at the end of the fortnight with the site manager. If the green floor looks as good and the bins smell better, it goes into the range. If it does not, we feed that back and try the next candidate. Over the past few years that process has quietly replaced most of our conventional stock, because the products kept passing.
Third, we watch cost-in-use rather than shelf price. Green concentrates often look dearer per bottle and then work out cheaper per bucket because you dilute them harder and waste less through over-application. A five-litre concentrate that makes 250 litres of usable solution beats a cheaper ready-to-use spray that a cleaner empties in a week.
The benefits that show up beyond the surface
Effectiveness is not only about whether a desk looks clean. Three things change for the better when a building moves to a well-chosen green range, and clients notice all of them.
Indoor air quality. Cutting VOCs and heavy fragrance out of the cleaning cupboard measurably reduces the chemical load in the air staff breathe. In buildings with asthma or allergy sufferers, or a nursery on site, this is often the reason the switch happens in the first place, and it is a genuine health gain, not a talking point.
Staff safety and simpler compliance. Fewer hazardous substances means shorter, simpler COSHH assessments, less corrosive product for cleaners to handle in the early hours, and lower risk of a chemical burn or respiratory irritation. Our own team turnover and sickness improved once we stopped asking people to decant strong chlorine solutions by hand.
A credible environmental story. Biodegradable formulations that break down after they go down the drain, concentrated packaging that cuts plastic and transport, and recyclable containers all add up to something a business can honestly put in a tender response or a sustainability report. For firms chasing ISO 14001 or answering to their own clients on scope-three emissions, a documented green cleaning programme is a small but real contribution. It is one of the more common requests we field on a modern commercial cleaning tender.

Frequently asked questions
Do green cleaning products disinfect as well as bleach?
The best of them do, but only if they carry the right certification. A green disinfectant that holds EN 1276 (bacteria) or EN 14476 (viruses) has been laboratory-proven to kill to the same standard as a chlorine product. Stabilised hydrogen peroxide formulations are a common example. The mistake is assuming any product labelled "eco" disinfects; always check it holds the actual kill-test result before using it where infection control matters.
Why did the eco cleaner seem to stop working after we switched?
Nine times out of ten it is technique, not the product. Plant-based surfactants need 30 to 60 seconds of dwell time to lift grease, where solvent-heavy cleaners cut through instantly. If a cleaner sprays and wipes in one motion the green product looks weak. Spray, leave it while you move to the next surface, then wipe, and the result matches the old cleaner.
Are green products more expensive?
Per bottle they often look dearer, but most are concentrates diluted far harder than ready-to-use sprays, so the cost per bucket of working solution is frequently lower. You also waste less through over-application and buy less plastic packaging. We judge products on cost-in-use over a month, not shelf price, and green concentrates usually win that comparison.
Can you clean a commercial kitchen with only green products?
For daily surfaces, floors and general degreasing, yes. For heavy baked-on grease in an extract canopy or oven, a cold plant-based degreaser is not enough and we use a stronger degreaser or a steam system. The environmental benefit stays intact for the bulk of the work; you just keep the right tool for the toughest fat.
Do green products leave streaks on glass?
A poor one will, the same as a poor conventional cleaner will. A good green glass cleaner using plant-based alcohol evaporates cleanly and, finished with a dry microfibre buff, leaves full glass partitions and mirrors streak-free. We clean glazed office walls this way every night without complaints.
How do I know a supplier's green claim is genuine and not greenwashing?
Look for third-party certification rather than a logo the manufacturer made up: EU Ecolabel or Nordic Swan for environmental credentials, and a named EN standard for any disinfection claim. Ask for the safety data sheet and the test certificate. A real supplier hands them over without hesitation; a greenwashed one talks about "natural" ingredients and cannot produce the paperwork.
